Roof inspections for insurance
Updated 2026-11-02
In Florida a roof report can keep a policy in force and lower its cost: insurers must offer wind mitigation discounts, and a completed wind mitigation form is valid for up to five years (Florida OIR).
What does Citizens require?
Citizens asks for documentation of at least 5 years of remaining life for shingle roofs over 25 years old and for tile, metal, concrete or slate roofs over 50 years old, and requires a 4-point inspection on homes more than 20 years old (Citizens).
| Inspection | What it covers | Why it matters |
|---|---|---|
| Roof certification / condition | Roof age, material, remaining useful life | Insurers may require it for older roofs (F.S. 627.7011) |
| 4-point | Roof, electrical, plumbing, HVAC | Often required for homes over 20 years old |
| Wind mitigation (form OIR-B1-1802) | Roof deck attachment, roof-to-wall connections, secondary water barrier, opening protection | Can earn premium discounts; valid up to 5 years |
Is there help paying for upgrades?
My Safe Florida Home has offered free wind mitigation inspections and grants of up to $10,000 for hardening improvements, subject to state funding (My Safe Florida Home). Check the program's site for current availability.
